Trouble lowering roof, too much torque required to get it started

I've got an 04 Fleetwood and it raises up without a problem, no extra torque or tightness.

But when I lower it that's another story. To get it started to lower it requires way too much torque on the hand crank. And as I'm lowering it, it does not feel smooth at all. Has a little tight spot then feels normal, and it occurs when hand crank is in thebsamt spot each time.
As it lowers it gets easier to crank.

I lubed up the chain, and check the wiffle and it looked good.
What am I failing to check which is causing this?
    Thanks!

Sounds like to me that the crank driveshaft is hang up. When you crank to lower it should unthread and let the clutch slip.

What could be the issue? Maybe gunked up?

    Or the threads are bad.
